January market figures are in for Garner and it was another booming month in real estate! The Average Days on Market for new construction is in the single digits (this number is potentially a bit skewed since builders are not listings homes in MLS until they have a buyer).
The current inventory of new homes is 150 ranging from $209,900 to $414,996. Interesting to note that there is no new construction being built in our area under $200,000. There were 19 closings in Jan for new construction.
On the resale side, sales remain strong as well with 35 sales in the last month. The Average Days on Market is only 25, while getting 99.7% of list price to sale price, making it an incredible time to move onto to the new house or location you have been thinking about. The current inventory of resale homes is only 62 in our area so competition for you is LOW with the average Days on Market of 25.
