February market figures are in for Garner and it is a very interesting time in real estate! The Average Days on Market for new construction is in the single digits (this number is potentially a bit skewed since builders are not listings homes in MLS until they have a buyer).
The current inventory of new homes is 146 homes ranging from $217,700 to $419,996. Interesting to note that there is no new construction being built in our area under $200,000. There were 42 closings in February for new construction, up from 19 in January.
On the resale side, sales remain strong as well with 45 sales in the last month. The Average Days on Market is only 29, while getting 99.7% of list price to sale price, making it an incredible time to move onto to the new house or location you have been thinking about.
